The Florida Keys luxury real estate market has entered 2026 with a compelling mix of opportunity, shifting dynamics, and continued demand.
Across the Keys, luxury sales ($2.1M+) remain steady, with 39 transactions compared to 38 during the same period last year. While that appears stable at first glance, the deeper data reveals a market that is evolving.
Prices Are Rising—But So Is Strategy
Average sale prices have increased significantly, with the overall Keys-wide average reaching approximately $4.2 million, up over 31% year-over-year. The Middle Keys, in particular, experienced dramatic growth, with price increases exceeding 100%.
At the same time, buyers are becoming more strategic:
Sale-to-original list price ratios have declined
Price reductions are more common
Days on market have increased substantially in several areas
This is no longer a market where properties sell instantly. It is a more balanced, strategic environment where pricing, positioning, and negotiation are critical.
Inventory Is Expanding
Inventory levels have grown, with more than 22 months of supply across the Keys and even higher levels in certain segments.
For buyers, this creates more opportunities and negotiating leverage.
For sellers, it reinforces the importance of proper pricing and strong representation.
Dollar Volume Reflects Continued Strength
Total luxury dollar volume has risen to approximately $164 million, a 35% increase year-over-year. This indicates that while the market is adjusting, high-end buyers remain active and committed to investing in the Florida Keys lifestyle.
