If you’ve been watching the market in Marathon, Key Colony Beach, and Duck Key, you’ve probably felt it. Things are shifting, but not dramatically.
The market is becoming more strategic. And if you understand what’s happening beneath the surface, there’s a real opportunity right now.
What the National Market Is Saying (And Why It Matters Here)
Across the country, inventory is improving, and buyers are gaining a bit more leverage. At the same time, affordability is still tight, and mortgage rates remain unpredictable. 
The same pattern is also evident in the Florida Keys, but with a distinctly luxury dynamic.
The Florida Keys Reality: A Lifestyle-Driven Market

What We’re Seeing Locally

Median home values are around $2.3M with inventory at approximately 24 months. 
This means there is more inventory than demand right now. Buyers have more options and more negotiating power. Sellers need to be very intentional about pricing and presentation.
Key Colony Beach
Median home values are around $1.09M, up over 12% year over year. 
Median list prices are around $2.2M, with inventory levels near 17 months. 
Recent sales have been around $1.6M. 
Values remain strong, but there is more competition. Sellers can still do very well, but strategy matters more than it did a year ago. Buyers have more room to negotiate.
Luxury Market
The luxury segment across the Keys remains active, with average sale prices above $4M. Inventory has increased, days on market are longer, and buyers are more selective.
Luxury buyers are still in the market, but they expect value and are taking more time to make decisions.
The Big Shift: Pricing and Strategy
Across Marathon, Key Colony Beach, and Duck Key, there are more listings, longer time on market, and more price adjustments.
