The home buying inspection process is scheduled right after the contract is signed by all parties. The normal time frame for inspections in a regular sale transaction is 5,7,10 days after an executed contract. Make sure when negotiating the contract you give yourself enough time to do these inspections since they are very important when buying a house/condo.
Make sure that utilities are on since you will need to run the water and electric to check several components in the property. Usually it takes between 2-4 hours to do an inspection depending on how large the property is and how many problems that are encountered through out the inspection.
I recommend the buyer showing up for the inspection since you are responsible for payment, and the inspector will go over the report with you in detail. While you are present, you get a better understanding if you are able to look at what is wrong on the report.
